How I Market Your Home

Marketing should give buyers the feel of the home before they ever step inside.  Before we go on the market, I have professional photos (including aerial shots) made of your home, and I create a 2D floor plan so that prospective buyers know the layout of the home, how the rooms relate to one another, and the flow of the home.  These steps save buyers the hassle of touring homes that don't match their needs, and they save sellers (YOU) from needing to prep for showings that won't produce a sale. 

MULTIPLE LISTING SERVICE
Once we go live on the market, your home is immediately listed on the Kanab Multiple Listing Service (MLS) which updates a daily catalog of homes for sale through its member brokers and an online computer network, with photos and descriptions of all listed properties. I personally submit the photos and the descriptive elements of your home to ensure that you have the best possible representation on the MLS.  The information also gets syndicated to Zillow, Trulia, Realtor.com, and a host of other websites, including Lovekanab.com.  

ON THE INTERNET
Research from the National Association of Realtors indicates that more than 80% of home buyers now begin the buying process online. My website includes the most advanced tools available, including Active Maps and automatic email notifications, to give buyers the most reason to keep coming back.

FOR SALE SIGNS AND TEXT-FOR-INFO RIDERS
My distinctive 'For Sale' sign is placed on your property along with a 'Text-For-Info' rider which allows buyers to instantly receive property information and photos by texting the number on the sign rider. 

THE FIRST 14 DAYS ARE THE MOST IMPORTANT

The majority of home buyers who "see" your home will do so in the first 14 days that the home is on the market.

So it is critically important that 1) the home is show-ready at all times, and 2) we get as many eyes on and feet into the home as possible. How do I do that, you ask? Smile

FACEBOOK 

As soon as your home is listed on the MLS, I create a 'for sale' page on Facebook which goes on Kanab Classifieds, Kanab Unclassifieds, and Marketplace.  Did you know that there are more subscribers to the Kanab Classifeds Facebook page (8,791) than there are residents of Kanab (4,800)? 

REALTOR TOUR

Every Tuesday, area realtors are invited to tour the newest listings so that they are familiar with the properties and can best help their clients find a home that matches their needs.  I put your home on the realtor tour the first Tuesday after we go onto the market, and I ask for feedback so that we can tweak anything, if needed.

OPEN HOUSE

Within the first 5-7 days your home is on the market, I hold a public Open House inviting neighbors, buyers, realtors, and anyone else who would like to tour the home. Sometimes those 'Lookie-Lous' end up knowing someone looking for exactly YOUR home!
